Price of new houses gs up

The National Bureau of Statistics issued the "prices of housing in 70 big and medium cities" of January 2016 on February 26. According to the statistics, 24 out of the 70 big and medium cities witnessed the month-on-month decline of prices for new houses in January, 38 witnessed price rise and prices of new houses remained stable in eight cities. Among others, Ningbo had a steady increase of housing prices. The prices of the newly built commercial houses in Ningbo increased by 0,5% over the previous month, a 0,2 percentage increase over the price rise of December 2015, and up by 4.6% over the same period of last year, a one percentage increase over that of the previous month.

Compared with the same period of last year, the prices of new houses increased in 25 out of the 70 cities (21 in December 2015), and the price increases in all the 25 cities are higher than in the previous month. The price rise in the first-tier cities is more obvious. "The average price rise of the first-tier cities is more than 20%, much higher than the average rise of the second-tier cities, which is only about 1%. Meanwhile, the prices of new houses in most third-tier cities continued to decline year-on-year." said Liu Jianwei, Senior Statistician of the Urban Affairs Department of the National Bureau of Statistics.

Compared with the previous month, the housing price in the 70 cities continued to rise with a larger growth rate. It is estimated that the overall average price rise rate of the newly built commercial houses in the 70 cities in January had a 0.4 percentage point increase over the previous month, with the highest rise of 4.1%, an increase of 0.9 percentage point over that of the previous month. The major contributors of the price rise are the first-tier cities and several second-tier cities. Statistics show that in January the month-on-month price rise rate of the new houses in Beijing, Shanghai, Guangzhou and Shenzhen, the four first-tier cities, witnessed an obvious increase, with an average increase of 0.5 percentage point over that of the previous month, while that of the second-tier cities only witnessed a small increase, with only several cities having an increase of over 1%.

After the consecutive month-on-month price rise for nine months, the prices of newly built commercial houses in Ningbo continued to increase in January 2016, with an increase of 0.5%, 0.2 percentage point higher than the increase of December 2015. Compared with the same period of the previous year, the prices of new houses rose by 4.6%, one percentage point higher than that of December 2015.

In terms of the different types of houses, the prices of the newly built commercial houses with an area of less than 90 square meters, an area of 90 to 144 square meters, and that of over 144 square meters increases by 0.5%, 0.5% and 0.6% respectively over the previous month, and up by 5.6%, 5.1% and 3.5% respectively over the same period of last year.
