New house price up by 0.%

According to the "sales price changes of 70 large and medium cities in August" released by the National Bureau of Statistics on September 18, the prices of the newly built houses (excluding the fordable housing) in Ningbo rise by 0.1% in August over the same period of last year. This is the first time since July 2014 for the prices of new houses to go up on a year-on-year basis.

Statistics show that among the 70 large and medium cities, nine cities (three in July) witnessed increase of new house prices, while 61 witnessed decrease. According to estimation, the comprehensive average price of the new houses in the 70 large and medium cities went up by 1.7% in August instead of down by 0.4% in July, the first time to be a positive number since September 2014.

Compared with in July, among the 70 cities, the new house prices in 35 cities rose, an addition of four, while those in nine cities remained the same, one less than in July. And in 26 cities, the prices of new houses decreased, instead of 29 in July.

It is reported that this is the first time over the past 16 months for half of the cities to witness rises of house prices. According to Liu Jianwei, Senior Statistician of the Urban Section of the National Bureau of Statistics, among the 35 cities with rising new housing prices, 24 cities witnessed larger increase compared with the previous month. "However, as the increase rate of the housing prices goes down a bit in Beijing, Shanghai, Guangzhou and Shenzhen, the average increase rate of the new housing prices and second-hand housing prices in the 70 large and medium cities has dropped a bit."

With regard to Ningbo, it has been the 5th consecutive month for the new housing prices to go up, and the increase has become stable. Unlike in the past 13 months, when the new housing prices remained unchanged or dropped, those of August have increased by 0.1%.

In terms of the house types, in August, the prices for houses with an area of no more than 90 square meters rose by 0.7% and 0.3% compared with the previous month and the same period of last year respectively, and those for houses with an area of 90 to 144 square meters up by 0.8% and 0.6% resepctively, while those for houses with an area of over 144 square meters up by 0.3% over the previous year and down by 0.4% over the same period of last year.

Meanwhile, the National Bureau of Statistics released the price data for the second-hand housing in August on the same day. Statistics show that in August, the second-hand housing price in Ningbo decreased by 2.4% over the same period of last year, a reduction of 1.3 percentage points over the previous month in the decrease rate, and it rose by 0.6% over the previous month. This is the fourth time for the second-hand housing price to rise month-on-month, and the increase rate is the same as in July.
